Another flip project has finished, and only a week on the market and I think we have a buyer! That's always a great feeling. This home is in a nice area of Salt Lake and I love the floor plan and feel of this home. I think we made the best use of the space. With classic finishes this home will only be enhanced by great furnishings.

I will give you a quick tour of the home. I used a lot of the same finishes I have been using in my other homes - quite honestly I don't have time to reinvent the wheel on these flip projects since they are more side projects and I need to dedicate more time to my other projects. But I love doing these flips and taking homes in dire states and turning them into fresh, happy, homes (on a budget).

REMODEL PROJECT: M STREET

I'm excited to finally post the pictures from my recently finished flip project of this charming Avenues project. Below are a mixture of photos from the listing on the MLS and my phone. I apologize for the less-than-professional pictures, but if I waited to have it professionally shot, it would never happen (unfortunately).

I decided to keep it simple and classic in this home. When doing a flip it's so hard to know what the end buyer is going to love or hate! Because this home was built in 1910 I wanted to use vintage finishes, like honeycomb tile, brass hardware, and subway tile. There is definitely a black and white theme throughout the home - but what is more timeless than that color combination? 

The home was completely gutted and the floor plan redone. All of the flooring, base and case, and finishes are new. Hope you like this one!

WILLOW WICK PROJECT REVEAL

The day has finally come that my Willow Wick project for some real estate investors is finished! If you've been following along, you've seen where I started, the progress, and now the reveal. As I always say, it's a little underwhelming without furnishings, but one day they will let me stage! One day...

And because my business is two-fold: (1) designer for investors who flip properties, and (2) designer for clients who are designing their personal homes, I want to make it clear that we make design decisions on these flip properties based on budget and the ability to make a profit when the project is finished, therefore I design differently for these projects than I do for my personal clients. We don't invest in some of the design details and finishes we normally would because we leave some updates up to the lucky person who buys the home :)

PROJECT SNAPSHOTS: WANDER LANE

As the year ends, so have a lot of my projects! My Wander Lane project was one where I was hired to help with the building of the home. The Fox Group was the contractor on the project, and had started building the home as a spec home but sold it to my client before many of the finishes had been chosen...and that's where I came in. The layout, wainscot and floors were done, (not painted or stained) and my client and I designed and chose the rest as we collaborated with The Fox Group. 

Because I didn't help with the furnishing of the home, I can only show a handful of the photos that aren't furnished. I hope you can get a feel for the home with these few photos, and I hope to get a few more photos to show you. All photography is done by the talented Scott Davis.

BEFORE + AFTERS: C STREET PROJECT

I had been working on these projects for four months. You might remember me mentioning them in this post and this post.

It was a fun project because I was able to choose all of the finishes as long as I stayed in budget (which in itself was quite the challenge). Working with clients is also fun, but once in a while it's nice to get to do your own thing.

These two houses are in the Avenues right by LDS Hospital, and they were actually owned by the hospital. The homes served as patient care homes. They weren't in great condition, so we pretty much gutted them and started from scratch to make a better floor plan.

The contractor on this project was Tyler Fox of T Fox Construction.

BEFORE: 467 C STREET

We tore out all the radiant heat and we kept the fireplace but refinished it.

We tore out the kitchen cabinet wall and opened the kitchen up to the dining area. We took out the window and made it a solid wall for the laundry and half bath.

We tore out this wall of cabinets and this area became the island - open to the dining area.

We kept the same set up in this 3/4 bath but put in all new materials.

This is the Master suite, but it didn't have it's own bath so we took one side of the master and added a bathroom.

AFTER

The floors are quarter-sawn oak with a sort of white-washed stain. We added the wood paneling, which I love. The sconces are the Bryant Sconce from Circa Lighting.

The cabinets are painted BM Glacier White with polished nickel hardware. The countertop is Carrera marble. The pendant lights are the small Hicks Pendant from Circa Lighting.

The backsplash is just a white subway backsplash - nothing exciting, but it's classic.

It's a little hard to see, but we hung a drum shade pendant for the dining area. The drum shade is from ELK Lighting and I bought it off of Wayfair.

The floor is a white and gray porcelain tile we got from Emser Tile in SLC. They added the bench, which I thought was a nice touch.

We decided to paint the stairs and get a nice carpet runner. The original carpet I chose ended up being too expensive, but this carpet has been fantastic - it hides all wear beautifully. I think next time I would like to do something a little more "pretty" and not so practical.

The subway tile is the Desert Gray subway from Dal Tile. The floor tile is from Emser. I can't remember what it's called, but it looks like a marble up close even though it's ceramic. I love this tile for the price.

This is the master bedroom. We put a ceiling fan instead of a chandelier because it's the upstairs and you need a fan to cool all the hot air that rises. The paint is BM Gray Owl (my favorite go-to paint).

I decided to paint the master vanity BM Van Courtland Blue to change it up. With a flip it's a little scary to do anything out of the "safe zone" but I think it turned out really nice. The countertop is Carrera and the handles are polished nickel just like the kitchen hardware. The vanity lights are from Circa Lighting as well.

The floor tiles are 1" hexagon tiles from Arizona Tile.

The shower is all carrera marble from Home Depot. This is my go-to tile if I need marble and can't afford the expensive stuff. I love the size of this marble.
