REMODEL PROJECT: COMMONWEALTH

Another flip project has finished, and only a week on the market and I think we have a buyer! That's always a great feeling. This home is in a nice area of Salt Lake and I love the floor plan and feel of this home. I think we made the best use of the space. With classic finishes this home will only be enhanced by great furnishings.

I will give you a quick tour of the home. I used a lot of the same finishes I have been using in my other homes - quite honestly I don't have time to reinvent the wheel on these flip projects since they are more side projects and I need to dedicate more time to my other projects. But I love doing these flips and taking homes in dire states and turning them into fresh, happy, homes (on a budget).

REMODEL PROJECT NOW ON THE MARKET! 6TH AVE

If you follow me regularly you know that I help some home builders/investors design the homes they flip. This project was a full remodel, but pretty low-key and we kept it simple and classic. It was a quick project, but the home has a great feel to it and it's on the market in a great neighborhood and everything is brand new. It would make a very happy home for the right buyer!

Can I tell you how much I want to stage these homes?! The bones are there but imagine a cute striped curtain on the shower and a blue and white soap dish on the counter of the bathroom. Or a flokati rug in front of the fireplace with a leather ottoman and two chairs with an arching modern floor lamp and antique accessories.

I am trying to convince the investors to put up some money to have me stage the homes. What do you think? Worth the investment? When you are buying a home do you prefer it to be furnished and do you think it increases the value when it's furnished well? Or do you think an empty home is just as great and leaves room for the imagination? Would love to hear your comments!!

REVEAL: MY BASEMENT BATHROOM

Even though my home has been highly documented (I'm so sorry - shameless self-promotion for my business), there are a few rooms I haven't shared. One of my favorites is my downstairs bathroom. It's a bathroom that doesn't get used very often, but it's really one of my favorites I've ever done.


Luckily the very talented Scott Davis of Scott Davis Photography was hired to shoot my home for our contractor, The Fox Group, (who is finally getting a website :) and now I have a great shot of this bathroom!

What I like about this bathroom is how it's classic with a little vintage vibe, and a floor tile I never see (which is nice for me, since I feel like I've seen it all and get tired of the same materials). My only regret is that we didn't have the budget for frame-less glass - maybe one day we will replace it.
