I NEED YOUR INPUT - HIGH END APPLIANCES

As some of you already know, a lot of my projects are higher-end flips I do for real estate investors. Right now we are working on a beautiful home in the Avenues that I am really excited for - it's going to be amazing because the house speaks for itself. Anyway, we keep debating whether or not to put high-end appliances - we aren't sure if we can get our money out of them when we go to sell the house. We will be selling the home somewhere between $550 - $630K. If you were/are/or have paid that much for your home, do you expect to see Wolf, Viking, Thermador, Sub Zero, etc. in the kitchen? Would you be disappointed if the home didn't have those appliances?

(keep in mind these high-end appliances are at least $3,000 more)

What do you think? Do the high-end appliances make you want the house that much more or can you take it or leave it? Are you a cook and you feel like a nice range + oven is super important to you? Comments would be appreciated!

  1. Hi Marianne! Love your blog. My experience has shown me that when you get into the over $600K range, that you should have high end appliances and a built in fridge. At this time, with the market conditions how they are, I think that it is expected. Also, the homes you design definitely have a higher end feel to them, and I think the appliances need to be cohesive with that. Whatever you do, it is sure to be beautiful!

  2. I think if the home is a beautiful as the ones you do it will speak for itself. I think the high end appliances would be icing on the cake for me but I wouldn't expect them. I would expect the nicest appliances that you could get without going high end though. Hope that helps! Your homes are beautiful!

  3. It seems like you're right in the middle of what I would expect. I would be okay not to have that in my home, if I were paying that much, but I'd be thrilled to see it!! I do think you could get away with out it though. I would only definitely expect that in a 800K+ home. I don't really have any experience, but as a home buyer I don't think I would "expect" to see that.

  4. I agree with 'yours truly' I would only expect to see a viking, wolf etc in an 800K+ home, I think in this range I would be looking for some higher end architectural elements/design and space.

  5. No- would not expect that in a home with that price range. Just get practical but still trendy as far as the finishes of the appliances.

We just sold a new custom home in that price range (in Utah County), our range was professional and we did a built in fridge but our micro, ovens, and dishwasher were bosch, which still looked nice. Our kitchen is what sold the house, compared to what the other homes had for the same price ours was the best, it sold in a week for asking price. If its only 3k more to go professional I would do it. We had a full sized fridge and a full sized freezer, side by side, built in, they looked amazing and were only 1K each, which is pretty much the price for a regular fridge freezer combo. Good luck!

  7. I would say splurge where you can and maybe do midrange on a microwave and dishwasher? In my kitchen I really prefer electric convection ovens for baking and I love my Jen-Air double ovens I did. I did splurge on my Wolf Range though and love that. It's a hard call. Some people who aren't big cooks wouldn't really know what they are missing unless they are searching for a gourmet kitchen. Hard Call to make!

  8. Such a great discussion topic! I am so on the fence on this one. I'd love to say a great selling point would be a Wolf or Viking... but I also guess I dont expect to see one at that price point, either. Now, if I was looking at a 1mill home - I would. But maybe a viking range and hood, but not the full get up of viking or subzero fridge too. Hmmm, interesting... takes some thinkin eh?

  9. A built in fridge would be #1, then the range (maybe not wolf, but DCS looks awesome and a bit cheaper). The microwave... totally skip it (have the new owner put it in the pantry or somewhere hidden... microwaves are such an eye sore. A built in fridge would be the deal breaker for me, if there were 2 homes, comparable, one with built in fridge and one with nice stainless slide in, hands down, built in for me. I would actually be a bit disappointed to go into a beautiful home and see a slide in fridge (regardless of counter depth and/or stainless steel), it should be built in. And for sure, skip the stove with the back on it (you know, the one with the clock and buttons, high back stove), get a slide in stove that is flat on top... I personally think that looks professional whereas the stove with the high back looks cheaper. Just my 2 cents. Love your blog! :)

  10. At this price point, I would not expect them but would of course be delighted. My two cents would be to choose the nicest of the mid range.

  11. Just came across your blog. I am in love with your style, I live in Utah too and it's so refreshing to see a different design aesthetic. When we were building our new home, I researched appliances and looked on consumer reports for applicances. I was surprised to see Wolf, Viking, Sub Zero to be rated amongst the lowest. My sister has a very high end home and used high end appliances and has had so many problems with them. We went with very mid-grade appliances and haven't had any issues.

  13. THANK YOU all for your great responses! I really appreciate the feedback. It seems like everyone agrees that mid-range appliances are needed. I think a built-in fridge is also a must have. I'm still thinking I might go high-end if I can get a good price, but if not, I might be doing the Jenn-Air pro series or something like that.

    Great discussion! I guess we will see what the potential buyers say when the house is finished and on the market in 3 months...
